Don’t buy “Evergreen schools” as a slogan. Boundaries and morning drive times vary by pocket. Confirm the current assignment for the address, then drive the route at the hour you’d actually leave.

Lifestyle anchors

• Evergreen Lake and downtown for weekend rhythm
• Elk Meadow and Alderfer/Three Sisters for trails
• I-70 timing for ski days and Denver trips — test it in real traffic
• Bergen Park for everyday errands without dropping to the metro every time

Buying & selling gotchas

• Winter access — driveway grade, county vs private roads, who plows
• Utilities — well flow/quality, septic age and repair room, propane vs electric
• Insurance — wildfire defensibility; get quotes before waiving contingencies
• Inspections — roof/ice dams, slope drainage, radon, outbuildings
• Offers — comps by micro-area and elevation, not “Evergreen” as one market
